Description of Property: Built in 2000, this one story home is located within The Cottages at The Reserve. It has three bedrooms and three baths. Hardwood floors throughout the home. A screened sun room runs the length of the back of the home – and overlooks a lake. The home also has a detached two car garage. The home is presently vacant.

Located between Georgetown and Myrtle Beach, SC, The Reserve at Litchfield is a 700-acre gated community with private beach and river access, swim complex, walking and biking trails, and a tennis club. Private club membership opportunities are available at the Greg Norman designed golf course.

ALL THAT CERTAIN piece, parcel or lot of land situate, lying and being in the County of Georgetown, State of South Carolina in Tax District #4, more particularly shown and delineated as Lot 7 OF THE COTTAGES AT THE CLUB AT THE RESERVE AT LITCHFIELD as shown on that certain survey entitled “Revised Subdivision Plat Of The Cottages At The Club For Cottages At The Club, LLC”, dated August 22, 2000, prepared by Survey Technology, Inc., and recorded in the Office of the Register of Deeds for Georgetown County on September 5, 2000 in Plat Slide 365 at Page 5; said lot having such metes, bounds courses and distances as shown on said survey, which survey is incorporated herein by reference.

ALSO:

A non-exclusive easement of ingress and egress over and across the roadways as they now exist or may hereafter exist leading from the above described premises to Willbrook Boulevard; said easement being appurtenant to and running with the above described real property as subject to conditions of record.

To redeem the property under (Section 7425(d) of the Internal Revenue Code or Section 2410 of Title 28 of the United States Code), the Internal Revenue Service must obtain a written agreement to bid, secured by a deposit of 20% of the amount of the bid. The deposit should be made payable to the United States Treasury Department in the form of a cashier´s check or certified check, a bank or postal money order, a certificate of deposit, or an irrevocable letter of credit. If redeemed, the property will be sold pursuant to Section 7506 of the Internal Revenue Code subject to any prior outstanding mortgages, encumbrances, or other liens that may be superior to the lien of the United States. Agreements to bid must be accompanied by the required deposit.
